Lillibridge Market Leaders Meeting: Elevating Healthcare Real Estate Together
At a time when healthcare real estate is playing an ever-larger role in how patients access care, Lillibridge Healthcare Service’s Market Leaders Meeting stands as one of Lillibridge’s most important annual gatherings. It brings together the teams responsible for shaping strategy, elevating service and strengthening the environments that support providers and communities across the country.
This year, 130 leaders from Lillibridge’s Corporate, Leasing, Property Management and Building and Engineering teams convened in Chicago for two days of focused discussion, learning and collaboration under the theme:
Elevate Together: Innovate, Inspire, Impact
The meeting served as a working forum to further elevate Lillibridge’s leadership position amid the evolving healthcare real estate landscape. Sessions covered communication excellence, operational performance, market insights and portfolio strategy. Each discussion reinforced Lillibridge’s commitment to a tenant-focused, data-informed, future-ready platform that supports providers, enhances patient experience and delivers exceptional places of care.
Elevating Communication as a Leadership Skill
The meeting opened with a keynote by Jeff Armstrong, a trainer at Bridge the Gap Training, titled Bridge the Gap: Make the Connection. His interactive session explored how leaders can create conversations with tenants, partners and colleagues that build understanding, reveal needs and improve decision making.
Through practical examples, Jeff showed how active listening and purposeful questions strengthen relationships. In healthcare real estate, where progress depends on close, active coordination among providers, vendors and internal teams, these skills elevate effectiveness, improve decision-making and build the kind of partnerships that drive lasting results.
A Clear Strategic View in a Dynamic Market
President and CEO, Pete Bulgarelli, and Executive Vice President, Dan Minning, followed with a leadership session on where Lillibridge has been, where it stands today and where it is headed.
Their remarks underscored Lillibridge’s disciplined approach to drive long-term growth and value for stakeholders. They celebrated recent achievements while also highlighting areas for improvement and the importance of always staying agile. For the broader healthcare real estate community, this kind of transparent, metrics-driven dialogue shows how organizations can align teams around shared objectives, deliver on tenant expectations and keep momentum as portfolios expand.
Portfolio Perspective and Industry Alignment
A “fireside chat” between Ventas Executive Vice President and Chief Financial Officer, Bob Probst, and Dan Minning, offered a valuable, portfolio-wide perspective. After reflecting on his path to Ventas and the experiences that shaped his leadership approach, Bob discussed the outstanding performance of the Ventas’s Senior Housing portfolio and the role outpatient medical plays in the Company’s broader strategy.
The discussion underscored the strength of Ventas’s platform in a complex market. For industry stakeholders, it demonstrated how asset classes like outpatient medical and healthcare facilities contribute to long-term growth and resilience, and the importance of aligning building-level strategies with capital allocation priorities and disciplined risk management.
Operational Excellence and Speed to Occupancy
Several sessions at the meeting focused on practical aspects of delivering value for tenants and investors. In the Landlord-led Buildouts session, General Managers Stacey Sims and Alli Morgan shared best practices for managing construction projects driven by the landlord.
Stacey and Alli underscored the need for clear expectations, realistic timelines and steady coordination among contractors, tenants and internal teams. With proactive communication and early problem solving at the center, Lillibridge aims to minimize delays, keep projects moving and support a smooth move-in experience that helps providers access functional clinical space faster.
In a separate discussion, Senior Vice President of Leasing, Jessica Paul, and Senior Project Manager of Facilities Development, Bryan Hanko, explored how move-in ready suites can accelerate leasing activity and shorten gaps between tenants.
Jessica and Bryan highlighted the advantage of delivering high quality, flexible medical office spaces that appeal to a broad range of clinical users. By investing in spec suites, Lillibridge is positioning its portfolio to respond quickly as healthcare operators expand, consolidate, or adjust their footprints.
Recognizing Excellence Across the Portfolio
Celebrating high performance is central to Lillibridge’s culture, and the Kingsley Cup Awards and Diamond Deckplate Awards reflected that commitment.
The Kingsley Cup Awards recognize property management teams that deliver exceptional tenant satisfaction and service.
The Diamond Deckplate Award honors building engineers and maintenance teams whose work keeps mechanical spaces safe, efficient and well organized.
A moment of special recognition honored Senior Vice President of Building and Engineering, Dave Doxsey, who is retiring at the end of the year. In tribute to his leadership and influence, his team announced that the competition will be renamed “Diamond Dave’s Best Mechanical Room.” The gesture highlighted the quiet, technical excellence that powers every successful healthcare facility and the wonderful legacy Dave leaves behind.
Understanding What Drives Healthcare Demand
Looking beyond the portfolio, the meeting also examined the broader market forces shaping healthcare demand. In a session titled State of the Industry: What’s Driving Healthcare Demand, Ayesha Fiaz, Manager of Healthcare Strategy and Research at Ventas, shared insights into the demographic, social and economic trends redefining the sector.
Ayesha explored how an aging population, rising patient expectations and new care models are reshaping where and how healthcare is delivered. These shifts carry clear implications for healthcare real estate, influencing location strategy, building design and long-term investment planning. With a strategy rooted in strong understanding of market dynamics, Lillibridge aims to stay ahead of these trends and position its portfolio to meet needs before they emerge.
Learning From High Performance Environments
To bring many of these ideas to life, the Afterburner team building session, led by Air Force veteran fighter pilots Tom “MadDog” Friend and Zach “EASI” Manning, translated lessons from mission planning into the business context.
Participants were divided into small groups and challenged to complete a LEGO building mission under time pressure. In the first round, no team finished on time. After a structured debrief and the introduction of new tactics for communication and planning, the majority of teams successfully completed an even more complex build in the second round.
The exercise reinforced the importance of a clear mission, defined roles, open communication and continuous improvement. These principles apply as much to operating medical office buildings or coordinating a buildout as they do to a flight squadron.
