MOUNTAINVIEW WORKS CLOSELY WITH LILLIBRIDGE TO SURPASS ITS GROWTH PLAN

As Triad Inc. prepared to build a hospital on a greenfield site in southern New Mexico a few years ago, it knew that developing the right medical office building would be critical in attracting doctors to the new MountainView Regional Medical Center. So Triad teamed up with MMBC, now part of Lillibridge, to design, build and manage the hospital's medical office building.
 
"We are about three years ahead of our original growth estimates for this hospital," notes former MountainView chief executive John Hummer. "Having doctors physically next door to the hospital has played an important role. Anecdotally, the doctors all cite convenience as a big advantage."
 
Putting Together the Right Package
 
Lillibridge broke new ground with its development in Las Cruces. At 110,000 square feet, it was the first large medical office building in the area. It also built an upscale building with top-flight amenities. "The rent is higher than space available in town," notes Hummer, "but the quality is also much better."
 
In addition, the firm was the first to syndicate such a property, which proved an attractive incentive for area physicians. In fact, the building was 95 percent occupied when it opened. "We worked hand-in-hand with them to recruit doctors," says Hummer.
 
The building is adjacent to the hospital, with a covered walkway and parking. An ambulatory surgery center, which is a joint venture between the hospital and physicians, occupies 15,000 square feet of the property. Another 95,000 feet of the four-story building is devoted to physician offices.
