Firm Is Developing Three More Medical Office Buildings For System

- Lillibridge has three more projects under development for Adventist Health System's Florida Division, bringing to seven the number of facilities the firm has developed for the provider in the state. When the latest projects are completed, the seven buildings will total about 369,000 square feet.

Adventist, one of the nation's largest not-for-profit healthcare systems, operates 17 hospitals in the Sunshine State under the Florida Hospital banner. Chicago-based Lillibridge, one of the nation's largest healthcare real estate developers, is currently working on new outpatient facilities for Florida Hospital in Winter Park, DeLand and Deltona, Fla.

  • Winter Park Medical Office Building (MOB). Lillibridge is developing a two-story, 36,000 square foot MOB at 133 Benmore Dr. on Florida Hospital's Winter Park Memorial Hospital campus. The hospital-owned facility is under construction and scheduled for completion by July 1. One floor of the building is slated to house Florida Hospital's Family Practice Residency Program; plans for the other floor have not yet been announced. The building shell was designed by Orlando, Fla.-based Hunton Brady Architects and the general contractor is J. Raymond Construction of Longwood, Fla.
  • Victoria Medical Park, DeLand. Construction began in early February for this one-story, 24,000 square foot health center at 151 Victoria Commons Blvd. near Florida Hospital DeLand. The off-campus, neighborhood-style facility is being built in the fast-growing Victoria Park master-planned mixed-use development. Plans call for the hospital-owned building to be occupied by physician offices, an imaging center, a women's center, rehabilitation services and a laboratory. Completion is anticipated by late August. The building was designed by Lillibridge and is being built by the Orlando office of Freese Construction.
  • Deltona MOB. Lillibridge plans to begin construction late this year for a one-story, 30,000 square foot, off-campus, neighborhood-style MOB in Deltona. The facility is located near the intersection of State Road 415 and Doyle Road in the Osteen Joint Planning Area, a section of Volusia County where significant growth is anticipated. The site is near Florida Hospital Fish Memorial in Orange City, Fla. Similar to Victoria Medical Park, plans for the Deltona project call for a neighborhood-style health center offering a range of outpatient services. Physician offices, an imaging center, an urgent care center and rehabilitation services are some of the anticipated uses of the new hospital-owned facility. The MOB is being designed by Lillibridge and would open about nine to 10 months after the start of construction.

Previous projects developed by Lillibridge for Florida affiliates of Adventist Health System include:

  • Surgical Medical Plaza, Orlando. This three-story, 60,000 square foot MOB is at 258 Chickasaw Trail, on the campus of Florida Hospital East Orlando. The facility opened in late October 2008.
  • HealthPlex at Florida Hospital, Kissimmee. This three-story, 85,000 square foot facility is at 2450 N. Orange Blossom Trail on the campus of Florida Hospital Kissimmee. The MOB opened in early October as the first phase of a planned campus expansion.
  • Florida Hospital Medical Pavilion, Sebring, Fla. This two-story, 40,000 square foot MOB is at 4240 Sun ‘N Lake Blvd. in Sebring. It opened in October 2008 on the campus of Florida Hospital Sebring.
  • Celebration Health Medical Plaza, Celebration, Fla. This four-story, 94,000 square foot facility on the campus of Florida Hospital Celebration opened in June 2006. The building received The Office Building of the Year (TOBY) Award from the local chapter of the Building Owners and Managers Association (BOMA) in February 2009.

All four of the completed projects were developed by Lillibridge in conjunction with Seavest Inc., a White Plains, N.Y.-based healthcare real estate investment firm.
