LILLIBRIDGE IDENTIFIES AND SECURES PRIME SITE FOR AN AMBULATORY CENTER FOR INGALLS HEALTH SYSTEM

Ingalls Health System, a hospital system with a 400-bed hospital in a near-south suburb of Chicago, was challenged by a difficult core market with relatively poor demographics. Understanding that location would play a key role in the success of a new ambulatory care center initiative, Ingalls turned to Lillibridge for site selection alternatives that would provide the greatest potential to serve their communities, while attracting new providers and patients.
 
Putting it all Together
 
Lillibridge's initial search yielded 27 sites in a targeted area within the southern suburbs.  Projected acquisition cost estimates and site planning analyses narrowed this array to two very desirable sites with excellent access, visibility and development potential.
 
"As the field was reduced from 27, we became increasingly convinced that Lillibridge understood our needs," explained Scott Strausser, vice president of Ingalls Health System.
 
Ingalls final choice for a proposed development site presented clear assemblage challenges. "The site that best fit our needs was also the site most difficult to assemble. Despite the challenges, we had great confidence that Lillibridge would make it work," said Strausser.
 
Lillibridge began a swift yet careful assemblage of 11 parcels (13 acres — some vacant, some improved) into one buildable site. Persistent research and tactful inquiry led to the identification and cooperation of each parcel owner. Lillibridge led negotiations and recommended land trust and purchase option structures that gave Ingalls eventual control of all land parcels.
 
Measurable Results
 
Within one year, Ingalls secured control of a fully assembled and annexed site that was approved for development. Ingalls was rewarded with the best available site, acquired at the low end of a pre-established Hospital Board budget. Lillibridge's involvement continued post-acquisition with physician demand studies, economic analyses and project cost estimates.
 
At the Grand Opening of Ingall's ambulatory care center, Strausser proclaimed "I want to thank my friends at Lillibridge who made this location possible."
